Why it matters
Most water damage starts small. A cracked washer hose, a toilet that won't stop running, a pipe that freezes on the coldest night. What happens next depends on one thing: does the person standing there know what to do?
Every resident sees a photo of the valve in their own unit type, taken by your maintenance team. Not a generic diagram.
Kitchen fires, dryer lint, overloaded power strips, smoke alarm tests, and the exact place to meet outside your building.
Each completion is tied to the right unit and the right resident, with a certificate ID anyone on your team can check.
How it works
The course is ready the moment you add a building. Add your own details if you like, and residents can finish it on the bus.
A name and an address are enough, and the course works right away. Photos of your shutoffs and your after hours number are optional extras.
Upload the list from your property software as it is, or share one link or a QR poster. Each resident gets a personal link sent to the email on their lease, and a reminder if they don't finish.
Track completions by unit, check any certificate, and export a list of units that qualify for the resident discount.

Yes. You choose whether it's required or optional, and whether finishing earns a reward. If you require it, offer another way to finish for anyone who can't do it online. You can mark them done yourself.
You choose the reward: a monthly rent discount (we suggest $5), a one time credit, something else, or none. Your dashboard shows which units qualify, and you can export the list as a CSV for your property software.
Every card can be read out loud, text can be enlarged, and the full course is in English and Spanish. If someone needs a different way to finish, you can mark them done after walking through it with them.
Each resident gets a personal link tied to their unit, and signs in with a one time code sent to the email on the lease. Each part has a minimum time, the final check has 10 shuffled questions and needs 80% to pass, and anything unusual is flagged for you to look at.
