For landlords with 1 to 50 rentals

A safety orientation for your tenants, ready in minutes

Your tenant takes a short course on their phone about the home they rent: where the water shutoff is, what to do if the water heater leaks, how to handle a pan fire and when to call you. You get a certificate that they finished.

How it works

  1. Add your rental. The address and the type of home. Houses, duplexes and small buildings all work. The course is ready right away.
  2. Invite your tenant. By email, or send them your rental's link. They get a personal link and sign in with a code sent to the email on the lease.
  3. Get the certificate. It shows the date, the unit and the course version. You can check it any time.

Works for houses too

The course covers the home's own water heater, main water shutoff and electrical panel. Add a photo and a line about each one if you like. If you don't, your tenant gets simple steps to find them.

You decide what they get

A few dollars off rent each month, a one time credit, something else, or nothing. You can also make it required. Tenants never pay anything. If you add it to a lease, check your local rules first.

Why it's worth 20 minutes of their time

Most water damage starts small: a cracked washer hose, a running toilet, a pipe that freezes on the coldest night. A tenant who knows where the shutoff is can stop it in minutes. The course also covers kitchen fires, space heaters, dryer lint, charging batteries and carbon monoxide.
