Tap the risk

One thing here could flood the unit below. Can you spot it?

Your building

In your apartment, the water shutoff is under the kitchen sink.

Behind the left cabinet door. Turn it clockwise until it stops. Try it once today so you know it moves.

Why it matters

Most water damage starts small. A cracked washer hose, a toilet that won't stop running, a pipe that freezes on the coldest night. What happens next depends on one thing: does the person standing there know what to do?

They find the shutoff in seconds

Every resident sees a photo of the valve in their own unit type, taken by your maintenance team. Not a generic diagram.

They know what to do in a fire

Kitchen fires, dryer lint, overloaded power strips, smoke alarm tests, and the exact place to meet outside your building.

You have it on record

Each completion is tied to the right unit and the right resident, with a certificate ID anyone on your team can check.

How it works

Set up a building over coffee.

The course is ready the moment you add a building. Add your own details if you like, and residents can finish it on the bus.

  1. 1
    A minute or two

    Add your building

A name and an address are enough, and the course works right away. Photos of your shutoffs and your after hours number are optional extras.

  2. 2
    One upload or one link

    Invite your residents

Upload the list from your property software as it is, or share one link or a QR poster. Each resident gets a personal link sent to the email on their lease, and a reminder if they don't finish.

  3. 3
    About 20 minutes for them

    Get certificates

Track completions by unit, check any certificate, and export a list of units that qualify for the resident discount.

What residents learn

Short cards. One idea at a time.

No long videos and no app to download. Residents tap through cards, spot risks in pictures, and answer a few questions. They can stop and pick up where they left off.

  • Built around your building. Your shutoff photos, your electrical panel, your meeting point, your emergency line.
  • Fits the climate. Freeze prep shows up only where pipes can freeze.
  • Easy to follow. Large text, a Listen button that reads each card out loud, and full Spanish.
  • A 7 minute refresher each year keeps the certificate current.

Security and privacy

Built to be trusted with people's homes.

We collect as little as we can, keep it in the US and never sell it.

Separate storage per landlord

Your residents' data lives in its own database, apart from every other customer's.

Stored in the United States

All data is stored in US data centers only.

No passwords to leak

Residents sign in with a one time code sent to their email. Nothing to remember, nothing to reuse.

Photos don't stick around

If you turn on the optional photo check, we keep the result and delete the resident's photo.

An honest assistant

The course helper always says it's an AI. In an emergency it tells residents to call 911 or your emergency line right away.

No marketing texts

We never send residents marketing messages. Residents never pay anything.

FAQ

Good questions.

Is this insurance?

No. SaferResident is a training and record keeping tool. We don't sell insurance or recommend insurance products.

Does it replace smoke alarms, sprinklers or fire drills?

No. It adds to your building's safety systems and local fire code requirements. It never replaces them.

Do residents have to pay anything?

Never. Residents don't pay and don't download an app. The only thing they spend is about 20 minutes.

How long does setup take?

A minute or two for a property. The course works right away with clear general steps. If you like, add a photo of each water shutoff and your after hours number. Residents see exactly what you add.

Do I have to type in every resident?

No. Upload the resident list from your property software as it is, or share your property's link or QR poster. Residents whose email you already have get their link right away. Anyone else asks to join, and you approve them with one click. Reminders go out on their own.

Can I make it required?

Yes. You choose whether it's required or optional, and whether finishing earns a reward. If you require it, offer another way to finish for anyone who can't do it online. You can mark them done yourself.

How do residents get the discount?

You choose the reward: a monthly rent discount (we suggest $5), a one time credit, something else, or none. Your dashboard shows which units qualify, and you can export the list as a CSV for your property software.

What about residents who need another format?

Every card can be read out loud, text can be enlarged, and the full course is in English and Spanish. If someone needs a different way to finish, you can mark them done after walking through it with them.

How do you know the right person finished?

Each resident gets a personal link tied to their unit, and signs in with a one time code sent to the email on the lease. Each part has a minimum time, the final check has 10 shuffled questions and needs 80% to pass, and anything unusual is flagged for you to look at.
